As a home seller,  a home inspection done prior to a listing agreement can make you extra money on the sale of your property!  If you have done your research correctly, you have come up with a price for your home that seems to compare to the sale price of other properties in your neighborhood.  However, you want to get the upper end of the price spread of those comparable sales.  If you have a home inspector come through and find deficiencies, you have the ability to correct those problems before a post agreement inspection takes place.  So you may spend a few dollars to correct some items, but this will lessen the items found for the buyer to "negotiate" your selling price down and put you on the low end of the comparable sale prices.  Think about it!
